How to deal with frustrations of hunting a house in Vietnam

A modern apartment for rent in Tay Ho

The first thing to do when come to Vietnam is to find a house to stay. You need to prepare some knowledge before start hunting a house in Vietnam. And here is some tips on how to get the best deals.

House in Vietnam normally less light

The Vietnamese build the house by the way using brick to cover all around with a small window. by this way, there will have not much light. The reason is because it is cheaper, it can until the heat in summer, and it is good in preventing theft. You will soon discover that the apartment was nothing more than a windowless room with a tiny kitchen. One expat said “I saw five apartments on the same day, four of which had little natural light”

One year recently, the Investor start to care about the light for their apartment. They changed the material from brick to glasses. But ofcourse the price must be higher to cover the investing. Normally, to get an serviced 1 bedroom-apartment with alot of light, the rent comes from 400$ to $700 a month depend the location and facilities. The price of service apartment is included internet, water and cleaner or laundry.

Tips for you: First, find an agency and let them take you around. And second, do you want to save money? Find a close friends to share a 2 bedroom-apartment or a group of friends to rent a whole house and share rental (just to be sure that your friends will stay with you long terms)

Noise in Vietnam is every where

Vietnam is an develop country, building is grow up every when, you can never know when a building appear right beside your new home. So don’t miss your chance to get a good deal when you see a construction not far from there. What happen if after you move in, there is a construction appear next door?

Terms and Conditions in contract

Like a jungle rules, the Agency will free to take you around to find home. But the landlord is a person  who have to pay fee for the agency. So ofcourse, the landlord don’t want you stay just two or three months and leave. So depend to the landlords, they will allow 3 months, 6 month or 1 year is minimum contract.

Tips for you: sign contract 1 year but ask: if there is emergency case you have to leave Vietnam, you can move out sooner with full deposit but will announce 1 month notice so they have time to find new tenant, remember to tell them that you love their property so will only stay here as long as you live here. by that way you can have a good price

The Payment terms

You will see the payment terms in renting a house in Viet Nam is 1 month deposit and 3 months advanced rental. Some of landlord allow 1 month but the price will be higher. Because if you stay 1 month that means the empty time in year will higher and the furniture easier to be damage. The people who stay in short terms usually do not use the facilities in the right way.

There is no doubt that many expats prefer being over charged for living together in Tay Ho or Truc Bach. But the air is most important reason make expats would like to stay. You stay close to the lake, when you can enjoy nature and doing jogging to relax everyday. Beside, other thing like high quality stuffs  or food in nice western restaurant is cheaper than Ba Dinh, Hai Ba Trung, Dong Da, etc…

Tips for you: For the first time, you pay 3 months, but next month if you really have problem in finance, you can ask them pay monthly. Ofcourse they dont want the room be empty so they would easier to accept.
